Buying "off-plan"
is when one buys a property that has not yet been built.
People
generally buy off-plan as an investment as good quality
new buildings are often revalued shortly after
completion with surprisingly high gains for the original
buyers. Off-plan buying lets you purchase a property
for tomorrow at today's prices - this can result in
large capital gains by completion time.
As prices increase, your reserved
property price has been guaranteed by the payment of a
small deposit - this saves you a lot of money.
Another
advantage to buying off-plan is that the buyer has the
opportunity to personalise their new property with a
greater say in finishes, floor plans, interior style and
fittings. Floor plans and technical specifications are
provided by the builder - changes or additions to the
property can be made at this time and although they may
cost extra, it will be much less than trying to do so at
a later date.
A typical
payment plan is spread over the build time - this
usually consists of a 10-15% reservation fee, two
payments of 25-40% during construction and payment of
the final balance upon completion. Projects are
typically completed within 6-7 months. The builder/developer
will provide a timetable for the property's completion,
payment details, non-completion penalty details and
guarantees for building work.
